The Work Goes On...




Here are a few more pictures of the construction, if you care to follow along. We are putting in a block landscape wall to eliminate the steep hill in the front of the house.




I just purchased another home, but no pictures yet. Not quite as big a rehab as this one, but should be a challenge. It was a foreclosure in an up and coming area. A casino will be built in the area within the next couple years, so the area should really take off.

Finally some pictures

I haven't tried to add pictures to this blog yet, but here goes:

These are the lovely pictures of a total gut rehab project we are working on.
It is definitely a VERY ugly house. Yes, that is pink siding we are removing. There was a stone facade on part of the front, but I was a little slow in getting my camera to the job site, so most of it is gone now.



We will be taking off the porch, and siding (of course), and will be adding a 12 foot addition onto the front of the house, and an 8 foot wide porch across the whole front.
It was a 2 bedroom, 1 bath. It will be a 3 bedroom 2 bath, and if we can fit it in, we will add another 1/2 bath also.

This house cost $40,000, and the rehab will be about $85,000

The resale price should be around $190,000 when it is all new and beautiful. I will hopefully be able to show those pictures in the not so distant future.


I have not always wanted to rehab because I have had some bad experiences with contractors, but through some trial and error, and lots of referrals, I am determined to continue. There are easier ways to make money in real estate, but this is very rewarding, when it all comes together.

We should always be learning...

On July 6-8, 2007 I went to T. Harv Eker's "Seminar of the Century" in Snowmass Village, Colorado. It was pretty incredible. Three days in an absolutely beautiful setting, listening to some of the best minds speak about success and personal development.

I wrote many notes, and there were many great quotes.
One of my favorite quotes was by Bob Proctor. He said "Your results are an expression of your level of awareness."

This speaks to me in a couple ways. First, it just makes a statement of our present condition, but then I hear a motivation to grow, to increase my awareness, and my results.
I know this is true, and I will continue to increase my awareness. We should always be learning!

Motivation

I find that any business you are involved with takes motivation. Some of us are naturally motivated, and others need continuous reminders to keep us on track.

I like quotes and find some of them very helpful, reminding me what I need to do to get to where I want to be.

OK, I'm here. I was not in the habit of making myself write blogs, but I'm working on it.I plan on continuing to give you updates of real estate deals I'm working on, and sharing info that will help you be a more successful investor.Right now I have a few projects going.

#1. I have a single family home, that I rented to my Mom for the last few years. I am doing some fix up and will put it on the market soon. This will most likely be a retail sale, unless I find a good lease option opportunity. I put cash into the home, for rehab, when my Mom moved it, so I would like to get it back, without refinancing. (My Mom is now in a nice nursing home nearby. She has Alzheimers, and I could no longer care for her).


#2. I just bought a single family home in a good stable area, with a partner. This home is a total gut rehab. I mean-it needs EVERYTHING. We are in the process of getting bids and deciding if we want to do the rehab, or sell it to another investor, so they can finish the job. I will take some pictures soon to give you an idea what kind of ugly houses we will work on.


#3. I just bought a home that the exterior was very ugly. It had old metal siding that had been painted dark grey, and had faded. Inside, some window openings were covered with drywall, but on the outside they had covered the windows with wood and painted it the color of the siding. It looked like the back of the house had been boarded up. This one is in the process of getting a new siding job. The interior needs some cosmetics, but nothing too serious. I am renting this one to my daughter. A great starter home. I purchased it for $64,000. There is nothing really livable in that area for that price. Just by putting on the siding ($5,000), and a few more things, it should already be worth about $90,000. If I continue to do small improvements to the property, it should be worth about $110,000 in a year or so.

The Great New World of Blogging

Blog, Blog, Blog. Well, all this is new to me. I am totally new to the world of blogging, but I guess I better get used to it, doesn't look like it's changing any time soon.
Blogging may be new to me, but spending hours in front of the computer looking for real estate deals is not. It's my favorite pastime actually. I guess it's a habit for a lot of people. An article in the July 2006, Realtor Magazine says "32% of workers who say they visit non-work related sites while on the job, look at real estate. Employers say that tally is higher-42%."
Real estate grabs a lot of people, for many reasons. We all need someplace to live, but many are catching on to the idea that real estate is a great business. You can start with no money, and very little real estate education, and just keep growing. You just have to start! It's no wonder so many millionaires are made in the real estate business.
